What Actually Drives Your Quote

    Roof pitch

    6:12 and under installs at base labor. 8:12 adds ~12%. 10:12+ adds scaffolding and roughly 20–30%.

    Number of stories

    Three-story homes carry an access premium for staging, lifts, and fall-protection beyond the standard two-story setup.

  • 03

    Complexity

    Each valley, dormer, skylight, and chimney adds flashing hours. A simple gable is ~1.0x; a multi-dormer colonial can be 1.25–1.35x.

  • 04

    Historic review

    Homes in historic districts require architectural review submission and, sometimes, site visits. Budget 2–6 weeks of lead time on top of the permit.

  • 05

    Electrical upgrades

    Older homes with knob-and-tube or 60-amp service need panel work before solar-ready components can be tied in. Quoted separately.

  • 06

    Tear-off layers

    Westchester code allows two layers max. A full tear-off of two existing layers adds disposal weight and labor versus a single-layer overlay.
